During our bi-annual visits, we conduct comprehensive preventative maintenance checks on the following items as part of our program, priced at $199 per unit per year. Maintenance work is scheduled for Monday to Friday, between 8:30 am and 5 pm. For repairs, our standard labor rate is $95 per hour. Repair work conducted on weekends or evenings will be billed at time and a half. Additionally, customers with maintenance agreements receive a 10% discount on repair parts.

• Check Thermostat for proper operation and calibrate if needed
• Check Motor Draw for Optimum Performance
• Check Air Temperature Differential
• Monitor Refrigeration Levels
• Inspect Evaporator Coil
• Check for Microbial Growth in the Coil and Blower Housing
• Inspect Evaporator Drain Line
• Inspect AHU Filter
• Check Wiring for Burnt Wires/Loose Caps
• Inspect AHU for Leakage or Air Loss
• Check Compressor
• Check Contactor
• Clean and Remove Debris from around Condenser Coil
• Check/Secure fan blades for safety if needed
